Strong Walls: Most homes use a special kind of siding called Hardie Plank. It is very tough and doesn't rot or melt in the hot sun like other materials might.

2. Fun Stuff: The "Staycation" Lifestyle
When you live here, you don't have to leave the neighborhood to have fun. It’s like living in a giant club.

Since Wild Dunes is an island, we have to talk about the water. The closer you are to the ocean, the more you have to plan for big waves.

The "V" Zone (Velocity): If your house is right on the beach, it’s in a "Velocity" zone. This means the water can move very fast during a storm. Insurance here costs the most.

The "A" Zone: Most houses further back from the beach are in this zone. It is still a flood area, but it costs much less to insure.

PHD Tip: We look for houses that are built just a little bit higher than the rules say. This can save you thousands of dollars on your bills!
4. Taking Care of an Island Home
Living by the ocean is beautiful, but the beach changes.

Moving Sand: Sometimes the ocean washes the sand away. The neighborhood has to pay to pump new sand back onto the beach to keep it looking nice.

Extra Salt: The salt air here is very strong. You should rinse your windows and porch chairs with a hose every week so they don't get ruined.
